TERMS AND CONDITIONS :
1. The Lessee's Obligations:
1.1 Complete the booking form with the necessary information to reserve your stay.
1.2 Be at least 18 years old to make a booking and handle the full payment.
1.3 Keep a copy of the booking form to present upon arrival.
1.4 Inform all guests staying at Gozobreak properties about the terms and conditions.
1.5 Be responsible for any damages caused by any of the guests staying at the property. When you sign this agreement, you're responsible for any damage caused by your family or group at Gozobreak Ltd's properties.
1.6 Make sure that valid Credit Card details have been uploaded on the Booking System before the date of arrival.
1.7 Make sure that personal identification in the form of a copy of a Passport or ID Card is uploaded on the Booking System before the date of arrival. Gozobreak Ltd complies with Malta's Data Protection Act. You can view it here. To handle personal data, you must provide copies of your ID and Credit Card. If you don't, Gozobreak Ltd can refuse check-in and keep all payments. This will be treated as a no-show, with related penalties.
1.8 Gozobreak Ltd. reserves the right NOT to allow check-in before any of the requirements listed above, are not adhered to.
1.9 It is recommended to take out insurance cover for cancellation of travels, health insurance for travelling abroad as well as other insurance covers.
1.10 If you have any medical issues or disabilities that could affect your stay, inform Gozobreak Ltd. before confirming your booking. The company may choose not to accept or may cancel the booking if it can't meet your specific needs.
1.11 Ensure the property is suitable for the party size. Please notify Gozobreak Ltd during the booking process of any additional needs, such as single occupancy of a twin room or a third adult sharing a twin room.
1.12 Check-out refers to 10:00hrs, while check-in refers to 15:00hrs. However, if you are due to arrive/depart before/after the stated time, kindly inform Gozobreak Ltd. on confirmation of booking to advise of this. Gozobreak Ltd will do its utmost to accommodate but cannot guarantee this.
2. Payment Terms Summary:
2.1 Initial Deposit: 30% of the total cost is required to secure a reservation.
2.2 Balance Payment: The remaining 70% + any costs for Optionals will be charged 14 days before check-in.
2.3 Payment Methods: Credit Card payments via 'Book Your Stay' on www.gozobreak.com
2.4 Pre-Check-In Requirements: Provide a copy of the Lessee’s ID Card or Passport through the client portal (you will receive a link for self-check-in following your reservation)
2.5 Security Pre-Authorization: Gozobreak Ltd will hold an amount of €500 per property as a damage deposit. This will be held on your Credit Card as from 1 day before the date of arrival up to 5 days following your checkout. Gozobreak Ltd may charge for any damages or breakages after notifying the client.
2.6 Environmental Contribution for Holiday Stays: Starting June 1, 2026, anyone staying in a holiday home in Malta who is 18 years old or older will be required to pay an environmental contribution of €1.50 for every night. This fee is capped at €15 per person per stay and is not included in the room rate.
3. Cancellation Policy Summary:
3.1 Cancel Immediately: Contact Gozobreak right away if you need to cancel.
3.2 More Than 90 Days Before Check-In: You'll receive a partial deposit refund.
3.3 89 to 15 Days Before Check-In: Your deposit is non-refundable.
3.4 Less Than 14 Days Before Check-In: The total amount is due to Gozobreak Ltd.
4. Changes by the Lessee:
4.1 For changes to booking details like guest names or dates, inform Gozobreak Ltd. in writing. The lessor will try to help but can't guarantee changes. Cancellation fees may apply as per this Cancellation Policy. Some special rates are non-changeable and non-refundable once confirmed.
4.2 If the lessee provides wrong or unclear information on the booking form and does not use the property, no refund will be given.
4.3 The booking or reservation can be transferred if the lessee notifies Gozobreak Ltd. in writing at least 15 days before the arrival date. Administration fees may apply. Refunds are not available.4.4 For no-shows or early departures, the full amount is due to Gozobreak Ltd., with no refund.
4.5 Adverse weather, transport issues, government actions, or similar events don't qualify for a refund. If you can't fulfill the lease due to other uncontrollable reasons, we'll seek a solution. You can choose another date, subject to availability, and the rate may change. A €50 administration charge will apply.
4.6 Extension on short-term holiday home rental must be reported to Gozobreak Ltd. right away and in person. If not, the lessee must pay Gozobreak Ltd. a daily fee set by the lessor, starting at a minimum of €1000 per day for each property.
5. Gozobreak Ltd obligations:
5.1 Gozobreak Ltd. aims to provide accurate property descriptions, but isn't responsible for any mistakes or missing information (errors of omission). If any of the property's amenities are temporarily unavailable due to unforeseen circumstances, Gozobreak Ltd. cannot be held liable.
5.2 For greater flexibility, we offer self-check-in whenever possible. Detailed instructions will be provided on the day of your arrival.
5.3 Gozobreak Ltd. shall not be held liable for any loss/damage to personal belongings while in any of its properties.
5.4 Gozobreak Ltd. tries to maintain its properties to the highest standards, but shall not be held liable for any consequences arising from misuse of equipment and/or property.
6. Withdrawal by Gozobreak Ltd:
6.1 Gozobreak Ltd can cancel the short-term rent only for major issues, like if the property becomes uninhabitable. If cancelled before arrival, the lessee gets a full refund. If cancelled during the stay, Gozobreak Ltd must offer a comparable or better alternative at no extra cost. Gozobreak Ltd is not responsible for any extra costs the lessee incurs due to these changes. No refunds apply.

8.1 Photos and Video footage of the premises taken without permission and posted online or on social media are strictly not allowed unless for private use. Doing so is unlawful as it violates the owner's rights.
8.2 The lessee is leasing the entire property; however, the number of beds used must match the number of guests. If the bedding is used excessively beyond the number of guests, an additional charge of a minimum of €200 will be applied.
8.3 Complaints - if any - must be made in writing within 24 hours following check-in on info@gozobreak.com. After this, all comments will be carefully considered, but Gozobreak Ltd. cannot be held legally or financially responsible.
9. Add-on Fees.
10. Choice of Law /place of jurisdiction:
10.1 The lease agreement relating to these General Terms and Conditions is subject to the Laws of Malta. Any default actions or complaints against the lessor/lessee are to be addressed by arbitration in Malta/Gozo.
10.2 Any additions to or alterations of the terms and conditions of this agreement shall be NULL and VOID
